Affinity Living Promotion Terms & Conditions
This promotion is managed and operated by Select Estates Management Limited (company registered number 12333940) (“Affinity Living”) on behalf of the relevant building landlord.
May and June Promotion
For the attention of the Operations Manager
1. Affinity Living is offering a rental discount to reward you for making a booking at any point during May or June 2026 at any Affinity Living Location (“May and June Promotion”).
2. The May and June Promotion is available for all apartments booked at the following locations:
a. Riverside – 32 Quay Street, Spinningfields
b. Riverview – 29 New Bailey Street, Spinningfields
c. Embankment West – 1-2 New Kings Head Yard, Victora (collectively “Affinity Living Locations”)
3. The May and June Promotion will run from 12:00am 21 may 2026 until 11:59pm 30 June 2026 (“Promotion Period”).
4. The discount will be up to and including £150 per month off the standard rent, with such deduction being pre-applied to the rent payable under your respective tenancy agreement throughout the term of your tenancy (“Rental Discount”).
5. The Rental Discount will vary depending on the type of apartment as follows:
a. Studio – £100 per month Rental Discount;
b. 1 bed apartment – £100 per month Rental Discount;
c. 2 bed apartment – £150 per month Rental Discount; or
d. 3 bed apartment – £150 per month Rental Discount.
Eligibility criteria for participating in the May and June Promotion
6. To be eligible for this offer, you must:
(a) Book within the Promotion Period; and
(b) [Sign up to a new tenancy agreement which has an occupancy start date within the Promotion period]; and
(c) Not already have a current tenancy at one of the Affinity Living Locations.
Additional Terms
7. This May and June Promotion cannot be applied in conjunction any other promotion associated with Affinity Living and is exclusive to Affinity Living.
8. This May and June Promotion cannot be applied in conjunction with any bookings made through https://www.rightmove.co.uk/ (or any of it its Group, linked, or subcontracted entities or parties), a listing is located here will already have the Rental Discount value pre-applied.
9. The decision to offer this is at the absolute discretion of Affinity Living and is subject to availability. Affinity Living reserves the right to withdraw, modify or substitute this May and June Promotion for another with different terms at any time and without notice or liability to you.
10. The May and June Promotion applies only to the tenancy agreement entered into during the Promotion Period, and will not apply to any subsequent new or renewal tenancy agreements entered into outside of the Promotion Period.
11. The May and June Promotion is not cashback; the Rental Discount is a discount on your monthly rent which will be reflected in your occupancy agreement. Which for the avoidance of doubt, shall be pre-applied to the rent instalments under your tenancy agreement.
12. Any person who made a booking before the start of the Promotion Period shall not be eligible for the May and June Promotion.
